Most builders incorporate anywhere between 1-3 % in the price of their homes as a commission allowance for participating Real Estate Brokers. This is an incentive for Real Estate Professionals to refer their customers to a particular builder and/or community. This allowance is not available to the general public and is seldom, if ever, offered as a discount to the home buyer. This commission is paid out if a Realtor represents you, but is kept by the builder if you purchase the home on your own.
Most home shoppers believe they are going to get the best deal if they buy on their own. This just isn't true. If you are buying a $300,000 home, you pay $300,000 whether or not you are represented by a Real Estate Agent! 1. Search for a New Home with our dynamic search engines to isolate those communities that meet your desires and demands. |  |
2. Once you have decided which community or communities you wish to visit just click on the cash bonus button (located on the top right of the community page) for each community you plan to visit. Be sure to indicate the date you plan to visit the community (Because of the volume of responses and logistics please allow a 48 hour lag time for a Ryvenco.com representative to meet you at a community). |  |
3. A Ryvenco representative will meet you at the community (on the date and time mutually agreed upon) present you with a validated Ryvenco.com cash back bonus receipt, answer any questions you may have and register you in accordance with the builder's policy. This offer is void if you have previously contacted this community or are accompanied to the community by another real estate or referral agent at time of first visit. |  |
4. Once, and should, you decide to purchase a new home at any selected community in which you have been registered, simply click on the Claim Your Bonus in your account area to inform us which community you have selected and we do the rest. It's all just that easy. |  |

The Real Estate Commission for The State of New Jersey does not allow licensed real estate agents to give a credit or reimburse non-licensed persons money as a buying incentive. The builder, however, is allowed to do so. In order for Ryvenco.com to be in compliance with the real estate laws of New Jersey Ryvenco.com will negotiate with the builder to allow the credit to come, as a reduction in commission paid to Ryvenco.com, and to be credited by the builder to buyer at closing.
If the builder does not agree to give the buyer a credit, either in closing cost or price reduction in exchange for a reduction in the agents commission, then the buyer understands that the agent by law cannot give them any credit.
Buyer will receive a cash bonus of 1% of base price of the home as credit to buyer. This, cash bonus, is based on, and subject to, the builder paying to and Ryvenco receiving a fee equal to 3 % of the base price of the home purchased.
However, if in the event, Ryvenco.com receives a fee less then 3 percent of the base price of the home, the cash bonus credit will be equal to 1/3 of the total amount of the fee paid to and received by Ryvenco from the builder.
All cash bonus payments will be paid at time of settlement and will be shown as a credit to buyer on the HUD 1 document.
