Most builders incorporate anywhere between 1-3 % in the price of their homes as a commission allowance for participating Real Estate Brokers. This commission is paid out if a Realtor represents you, but is kept by the builder if you purchase the home on your own.

3. The Real Estate Commission for The State of New Jersey does not allow licensed real estate agents to give a credit or reimburse non-licensed persons money as a buying incentive. The builder, however, is allowed to do so. In order for Ryvenco.com to be in compliance with the real estate laws of New Jersey Ryvenco.com will negotiate with the builder to allow the credit to come, as a reduction in commission paid to Ryvenco.com, and to be credited by the builder to buyer at closing.
If the builder does not agree to give the buyer a credit, either in closing cost or price reduction in exchange for a reduction in the agents commission, then the buyer understands that the agent by law cannot give them any credit.
Buyer will receive a cash bonus of 1% of base price of the home as credit to buyer. This, cash bonus, is based on, and subject to, the builder paying to and Ryvenco receiving a fee equal to 3 % of the base price of the home purchased.
However, if in the event, Ryvenco.com receives a fee less then 3 percent of the base price of the home, the cash bonus credit will be equal to 1/3 of the total amount of the fee paid to and received by Ryvenco from the builder.
All cash bonus payments will be paid at time of settlement and will be shown as a credit to buyer on the HUD 1 document.
