The State of New Jersey Real Estate Commission does not allow licensed real estate agents to either give, credit or reimburse non-licensed persons money as a buying incentive. The builder, however, is allowed to do so. In order for Ryvenco.com to be in compliance with the laws of New Jersey Ryvenco.com must negotiate with the builder to allow the credit to come from the builder at closing.
If the builder does not agree to give the buyer a credit, either in closing cost or price reduction in exchange for a reduction in the agents commission, then the buyer understands that the agent by law cannot give them any credit.
Yes. It is a requirement of the Builder that a Ryvenco.com Representative registers you on your first visit to the community.
The cash back bonus will be credited to you at closing. This bonus will be in the form of a credit toward closing cost. Example: Should your purchase a home and the total amount of closing cost be $6,000.00 and should you be eligible for a cash back closing credit of $3,000.00 then you would only need $3,000.00 for closing cost. This means that you walk away with a check from the title company in the amount of $3,000.00.
Yes, a Ryvenco.com Representative will contact you by either email or by phone to set a time most convenient to meet you at the community of your choice. A Ryvenco.com representative will meet you at the community (on the date and time mutually agreed upon), present you with a validated Ryvenco.com cash back bonus receipt, answer any questions you may have and register you in accordance with the builder's policy. The whole process takes less than a few minutes.
There are some builders or communities that do not participate in paying a referring fee to agents and some pay lesser amounts than others. It is for this reason that the cash back bonus amount varies with different communities. If there is no fee paid to Ryvenco.com there can be nothing to offer as a cash back bonus. It is, however, our objective and mission to provide the most complete and comprehensive picture of the current new home market as possible. Therefore, we endeavor to show all communities so that you can have all the facts in order to make the best choice.

Should you first contact the community without Ryvenco.com this could jeopardize the cash back bonus program.
